Kailey’s Ridge Update

Floor plans and pricing for Kailey’s Ridge in Hunters Creek are being finalized by both builders and are expected to be ready within weeks. With the entrance roadway now paved, construction moves to the next phase of development. The builders (Ryan Homes and Surrey Homes) will each control 50% of the 134 homesites and are scheduled to begin construction on the actual homes by the end of September or the beginning of October of this year. The development will cover about 53.4 acres of land.

Home prices are expected to run between the 3 to 4 hundred thousand dollar range and provide buyers with top-quality residences with some very attractive and functional floor plans to choose from. The plan is also to provide a rural feel to the community for future residents which is why at least thirty percent of the new subdivision will remain protected and unspoiled.

 Hunters Creek Roadways Will Remain The Same

As a follow-up to my last article about Kailey’s Ridge “Kailey’s Ridge Underway Residents React”  Many residents will be very happy to know that the roadway leading into Kailey’s Ridge will not be connecting to any other road. The plan was to have the road connect to either Osceola Pkwy or International Drive. There were even plans to connect the road to 535! As a resident and realtor in Hunters Creek, I’m glad that the Hunters Creek Community Association would not allow this to happen. Developers agreed to pay the  $2,700.00 per lot in order to be part of the HCCA. There will be additional fees to pay by the builders as well as the homeowners as the development progresses.

Smart Homes In Orlando, The Wave Of The Future

Thanks to technology, buying and selling smart homes will soon be the norm for Orlando real estate agents. This week Google made a $3.2 billion dollar investment in a company called Nest Labs, a company that designs and makes smart smoke detectors and smart thermostats. It’s amazing, smart technology is becoming available in just about everything you can think of. And if it’s not today, it will be tomorrow. With an estimated $19 trillion dollar market ahead, smart technology is like a locomotive that just can’t be stopped.

How Will Increasing Smart Home Technology Affect Realtors?

Agents that are able to embrace and love smart home technology will have the biggest advantage. The best way to do this is to learn the technology and practice using it whenever you get a chance. The way it usually works is that everything can be controlled by your smartphone through an app. You can now control things like the thermostat, window blinds, lights, locks, etc.

Real estate agents that are able to easily show their potential clients all the features of the smart technology while showing the house will have a definitive edge. Agents that are unfamiliar with the software won’t be able to show a buyer how to use it and a situation like this could possibly cost them a client.

Smart buyer’s agents will research the technology and find out what people love about it. There are many benefits that smart homeowners have like making sure the doors are locked from 800 miles away or being able to close the blinds because they forgot. Real estate agents should be able to educate their potential buyers about all the benefits that they will enjoy by living in a smart home.

Some buyers will be turned off by new technology, especially the 55+ age group. With these clients, a realtor will really have their work cut out for them in trying to sell them a smart home. The best thing to do here is to simplify things for them by making a simple guide that’s easy to use and understand. No one likes to feel less smart, especially to a house that they will be living in.

Even though I’ve only shown a handful of smart homes myself, it’s obvious that smart technology will continue to grow and get more and more popular in the world of real estate. Orlando realtors that are willing to embrace whatever comes their way, will be the most successful agents. Just like one of my very first mentors used to say ” If you’re going to make it in the world of real estate, you have to take what the market gives you”.

Hunters Creek

Hunters Creek is a great place to raise a family. As a matter of fact, in 2011, the writers at both “CNN/Money” as well as “Money” magazine were soo impressed with Hunters Creek as a neighborhood that they both ranked it the 21st best place to live in the whole US on their top 100 list.

The criteria that was used to make this determination included housing, education, financial, quality of life, weather data and also leisure and culture.

Because I live and work in Hunters Creek, I can tell you first hand that Hunters Creek absolutely backs up all the hype and in my opinion, it should be even higher on that list of the best places to live in the US. I’ve always found it impressive how the planners were able to fit so many great things into one neighborhood. From the A schools to the parks and nearby shopping all nestled in untouched conservation areas that are home to just about every species of Florida wild life.  

Housing in Hunters Creek

Because of my profession as an Orlando real estate Broker, I’m very familiar with the Hunters Creek real estate market. Even through the housing market of 2007, Hunters Creek didn’t suffer as much as some other less desirable Orlando neighborhoods. And having sold hundreds of Hunters Creek homes throughout the years, I can tell you that whenever I get a listing in the Hunters Creek area it won’t last for very long. Hunters Creek property values are almost back where they were back in 2006 mainly because it seems that everyone wants to live here… I can’t say that I blame them.

One of my favorite things about this neighborhood is that I can walk both of my sons to an A rated elementary to school every morning. Then once they’re ready for middle school, it’s only just a few more blocks away.

This is a Halloween activity where kids can go through a haunted house as well enjoy a scary hay ride throughout Osprey Park. The event also allows children from the community to not only participate and be part of the haunted house but also constructing it.

Orlando Real Estate remains strong, despite a dip in prices at the end of summer

 

Summer’s gone and Orlando Real estate takes a drop

Prices of Orlando real estate dropped slightly last month for the first in a year. Don’t panic Orlando homeowners, this happens every year at this time. The reason for the drop is mostly due to the end of the peak of the summer buying season. Two facts remain true, Orlando real estate inventory is low and demand for great Orlando properties remains high. As long as these factors remain a part of the Orlando real estate market, sellers will be able to get top dollar for their Orlando Home.

Other factors indicating a strong Orlando Real Estate market

Orlando homes are selling faster and for more than they did a year ago. Studies show that Orlando homes are spending less than 80 days on the market before coming under contract and selling for almost  97% of the listing price. A year ago, Orlando Realty was selling for less than 95% of the listing price, and these properties were listed on the MLS for over 100 days.

Great mortgage interest rates are still being offered by lenders. The average interest rate currently being offered for Orlando home buyers is at 3.78 percent as opposed to a year ago when homebuyers paid an average interest rate of 4.26 percent. This is a huge incentive right now for potential Orlando home buyers and anyone interested in buying real estate in Orlando should definitely take advantage of these historically low-interest rates.

There are more regular listings in the Orlando real estate market than has been in years. Although Orlando’s short sales and REO’s still rule Orlando’s real estate inventory right now, there is another quieter group that is not desperate to sell their Orlando properties.  Believe it or not, everyone one in three homeowners owns their house “free and clear”. This group as well as homeowners with very small mortgages on their home are able to ask for top dollar on their Orlando home and they don’t care if it sells or not. Their way of thinking is “I will sell for the right price and if not then I’m not selling”. I’ve had several clients like this over the years, and homeowners like these actually help to maintain property values up in their neighborhoods because their listing prices remain high and they really don’t care how long it takes to sell.
