Top Schools to blame for higher priced Orlando homes

We find ourselves in the age of Super Moms and Dads trying to raise the world’s smartest kids. Getting a great education has become an obsession for most Floridian parents. Being a parent myself, I know first-hand how expensive it can be to send your kids to a good school. And I’m not even talking about college or private schools. I’m talking about top-rated public schools. In order to send your child to a top-rated elementary school, you have to live in that particular school zone which also means that you’re more than likely paying higher than normal housing costs. It’s been proven in Orlando real estate, that the price of Orlando homes found in the zones of higher-ranked public schools are much higher than other neighborhoods that are served by schools that are ranked lower.

As an Orlando realtor, one of the first questions that I get from home buyers with children is “How are the schools around here?” If you’re a good parent then a good education for your children should be at the very top of your list when looking for a place to live. I’ve seen people pay up to $50 more per square foot for a house in an excellent zone as opposed to a house in an average school zone.  

Good News for Home-Buyers with no kids

There’s always a silver lining to every situation and this one happens to be dedicated to the home buyer without children. As parents of tomorrow’s presidents and scientists are paying more than top dollar to live close the best schools, home buyers without kids couldn’t care less how highly ranked the elementary school down the street is.

Homebuyers that aren’t concerned about school systems can get a lot more house for their buck while still living in a nice area. Just because the school systems aren’t the best in certain neighborhoods it doesn’t mean that it’s a bad place to live. Everyone just assumes that a better school district will automatically have bigger houses of much higher quality with larger lots, or a more prime location with views and quiet streets.  

There are plenty of great Orlando neighborhoods where you can still get a nice home at a fair price. We’ve found homes just a short distance apart with nearly identical attributes that are selling for drastically different prices. And when you compare the difference in price per square foot at $50 less, that can easily translate into tens of thousands of dollars on the purchase of a house.

Orlando Home Sales Show Continued Increase

 

Rising interest rates and property values drive Orlando sales up by fifteen percent

The numbers are in and home sales are up! Median home prices jumped more than 25% this July compared to July of 2012. This is the greatest increase we’ve seen year to year since the peak of the Orlando real estate market back in 2006, as reported by the Orlando REALTOR Association.

Steve Merchant, the current ORRA Chairman, says that continued price increases are jump-starting buyers to take action. People have a sense of urgency now because they feel like soon they will be out of reach of still getting a good deal on an Orlando home. Mortgage interest rates are on the rise just as fast as home prices and potential home buyers are trying to get in on a good opportunity while they still can. It’s now wonder why home sales are up by fifteen percent when compared to July of last year.

Are We Headed for Another Bubble Burst?

With this dramatic increase in home sales and property values over the past couple of years, one can easily speculate and say that we are headed for another market crash sooner than later. When you look at it, this was kind of the same pattern that was taking place back in 2004-05. Property values were increasing at astronomical levels, buyers were like hungry sharks and banks were lending money like it was going out of style. It’s impossible to predict how all of this will play out over the next year or two but I’m hoping that people don’t forget what not only Orlando went through but what the entire nation went through when the market crashed in 2007.

Potential home buyers should beware to not fall into that trap of feeling of having to buy a property as if their life depended on it.  Many times I will recommend to certain clients to rent as another option to buying. To some people it just makes more sense to rent and even though I lose a potential buyer by doing this, it’s my job as an Orlando realtor to do what’s in the best interest of my client.  I believe that many home buyers are set up to fail just as soon as they sign those closing papers. You have to be realistic with your financial situation. People tend to let their emotions get involved when purchasing a home and that’s OK to a certain extent but it can also get you into deep water. Don’t let that thought of yourself having margaritas with your friends in the pool of that house you just fell in love with [that you really can’t afford] cloud your judgement. Buying in a new house is a special feeling kinda like being a newlywed. However, just like a marriage if you picked the wrong one, your headed for some pretty rough times.

Do younger Orlando Realtors have an edge over “old school” agents?

More and more young people are choosing to become full time Orlando real estate agents as a profession.  Historically,  real estate has proven to be a great field to be in no matter what the market is doing.  The ones who are able to keep up with what the Orlando real estate market is doing and make changes to their business model accordingly, are able not only to survive in tough markets, but thrive in any market.

Young agents definitely have an edge in the technology department over the “old school” agents that try to resist technology. Being internet savvy is a huge advantage just because of the time you save. Although our office still maintains a paper file on every client, those files are a fraction of the size they used to be thanks to amazing real estate soft wares that are available today.

I’ve been an Orlando realtor since 2005 and I can tell you that technology, as it applies to real estate has come a long, long way in 7 years. One thing is for sure, agents that apply new techniques such social media marketing, maintaining an up-to-date blog, up-to-date website, SEO [Search Engine Optimization], etc. will be much more successful than the agents that do not. The cruel truth is that technology has completely changed the way realtors do business and you have to keep up with the trend or get left behind.

Being a Realtor is like having your own Business

Another reason why so many young people are flocking to the world of  Orlando real estate is the allure of having their own business. Real estate agents are independent contractors that are responsible for marketing themselves and finding their own clients or they don’t get paid.  It’s a great field for self motivated people because they basically have no boss and the sky’s the limit if they’re willing to put in the work. For young and eager agents this presents an opportunity of a lifetime. People that want to be nestled in an office everyday and do the minimum amount of work just to get by, will eventually find a better fit for themselves pursuing professions other than the ever changing world of Orlando real estate.

Helpful Tip on finding the right agent:

Just by typing in the agent’s name and city they work in,  you can find out anything and everything you need about an agent and what they are all about. A successful realtor will usually be all over the internet for they areas that they specialize in and if they aren’t, then you may want to move on to the next candidate.
