As a Realtor in Orlando, I’m constantly being asked by potential buyers whether or not they should wait to buy a home in Orlando…They ask me things like “Should I hold out for a great deal?”… “Am I better off renting?”. The truth is that no one can predict what the future holds and all we can do is see what’s happening now and see where things are going. In my opinion, people who are thinking about buying a home in Orlando, FL shouldn’t wait. Here are some reasons why…

1- Higher than normal rent prices- The rent prices in Orlando are getting higher and higher, even faster than median home prices. This is especially true with homes in Orlando and other parts of Central Florida. This means that if you’re able to buy now you’ll probably be paying less on a mortgage payment than you would in rent.

2- Mortgage rates are still low– If you have a decent credit score and a steady job, you’re probably in good shape to get favorable terms on a home mortgage.

3- Cheaper to buy than rent- If you can qualify for a mortgage loan and you can get a payment that’s less than you’re paying in rent, then it’s a no-brainer. This is especially true if you’re a first-time home buyer and can qualify for down payment assistance.

4- Low mortgage rates won’t last– Unfortunately, we are arriving at the end of an era of lower than normal mortgage rates combined with moderate pricing on Orlando homes. Home prices are expected to rise soon as are the mortgage rates.

5- Personal income levels are on the rise– Florida’s economy is strong which means unemployment rates are low and people are making good steady incomes. Studies show that Floridians are staying at their jobs longer which means they understand the importance of holding on to a steady job.

6- Demand still exceeds supply- This means that Orlando home prices will continue to rise. By waiting it will be more difficult to find the ideal home at a price that’s affordable to you.

7- Millennials are arriving at their home-buying years- Millennials represent a huge group of Floridians and now that they are entering their peak home-buying age it will surely tighten the supply of  Orlando homes on the market.

As an active realtor in Orlando, I always make it a point to inform my seller clients how a home’s curb appeal is a one-time opportunity to give buyers an inviting impression of your home…so listen up! 

The front door should give potential buyers an indication of the way the home looks on the inside.  The good news is that you can enhance your curb appeal without spending a lot of money. Below are some things you can do to change your entrance from bland to grand!


Paint Your Front Door

Make your front door pop by using a bright color or even super dark color, it could be just the touch that you need to give it a modern touch. If you live in a neighborhood with a strict homeowners association, then you should find out about any color restrictions they may have or you could end up painting twice.    

Decorate Your Entrance

The entrance to your home is the main focal point of the front. If you have the space, try decorating a bit. A couple of nice porch chairs and a small table or maybe even a cozy swing could give your entry a whole new look that potential buyers will love. Be careful not to go overboard, you don’t want your entryway to look cluttered.    

Add Lighting

Having curb appeal at night is almost as important as it is during the day. Most interested buyers will drive by the home at night to see if it looks as good in the dark as it did in the daylight. Having some warm lighting at the entrance by using decorative lanterns or solar lights will enhance the appearance of any front entrance.    

Use Large and Stylish Address Numbers


One of the most annoying things for me when I’m trying to find an address is having to slow down and squint to see the house number. A small house number can also take away from the overall look of the house. Be proud of that house number! Celebrate it! Use big stylish numbers to identify your house. You’d be surprised at how much of a difference this simple step can make.    

Minor Landscaping

Most of the time all a house needs in the landscaping department is some clean-up and trimming to give it that “fresh haircut” look. If you really want to make a good first impression then add some flowers with bright colors leading up to the doorway. This will help to set the mood for people right before they walk in.    

Replace The Hardware

If you haven’t changed out your front door hardware in a long time then I would strongly recommend that you get rid of that rusty door handle and replace it with a new one. Having a new door handle and maybe even adding a door knocker and kick plate will give your entryway that brand new feel to it.

There is soo many advantages to making your home a “Green Home” and homeowners are steadily waking up and joining the going green revolution regardless of whether they’re of selling or staying put.

It just makes sense. Going green increases the value of a property by making it more attractive to environmentally conscious buyers as well as lowering your monthly energy bill.

Sure they cost more than traditional appliances but soon they will pay for themselves because they use anywhere from 20% to 50% less than traditional appliances. Make sure to let potential buyers know how much you’re saving on the electric bill because of the appliances.

Update The Bathrooms With Low-Flow Fixtures. By using low-flow showerheads and toilets, you can reduce household water consumption by up to 50% without sacrificing water pressure. Again, there is more of an upfront cost by switching to these fixtures but well worth it in the long run.

Install Energy Trackers. You can keep track of how much energy each appliance in your house uses or for around three hundred dollars you can have a device that will monitor the energy usage of your entire home that provides you with real-time feedback on how much energy you are using and how much you’re wasting.

There are a gazillion models to choose from these days and with the new technology, they’re even syncing them with smartphones and Ipads.

Whether you’re selling your home or planning on staying for a while, turning your home into a “Green Home” just makes sense. If you want to sell, then your home will have an added value that most other homes on the market won’t be able to compete with.
