Some people believe that it’s no big deal to buy or sell a house on your own. They think it’s a pretty basic process to buy or sell a home in Orlando when in reality, there’s a whole list of things that need to happen throughout the process… for both buyers and sellers.

Here’s a checklist of the things your Orlando Realtor will help you with throughout the buying or selling process.

  • Determine how much you can afford to pay for a home.
  • Help check your credit report.
  • Price your existing home with a market expert.
  • Put existing house on market and decide where to advertise to reach best potential buyers.
  • Schedule appointments to show current home or to see new ones.
  • Host open houses to sell your existing home.
  • Find a new home for you with all the features you want.
  • Investigate school system as well as research neighborhoods and local amenities.
  • Analyze comparable home sales before making an offer on new home.
  • Meet home and pest inspectors for review of your current home.
  • Negotiate the terms of sale or purchase, including repairs or concessions.
  • Help you choose mortgage lender.
  • Help you obtain title insurance.

6 Best Ways To Enhance Curb Appeal

As an active realtor in Orlando, I always make it a point to inform my seller clients how a home’s curb appeal is a one-time opportunity to give buyers an inviting impression of your home…so listen up! 

The front door should give potential buyers an indication of the way the home looks on the inside.  The good news is that you can enhance your curb appeal without spending a lot of money. Below are some things you can do to change your entrance from bland to grand!

Paint Your Front Door

Make your front door pop by using a bright color or even super dark color, it could be just the touch that you need to give it a modern touch. If you live in a neighborhood with a strict homeowners association, then you should find out about any color restrictions they may have or you could end up painting twice.    

Decorate Your Entrance

The entrance to your home is the main focal point of the front. If you have the space, try decorating a bit. A couple of nice porch chairs and a small table or maybe even a cozy swing could give your entry a whole new look that potential buyers will love. Be careful not to go overboard, you don’t want your entryway to look cluttered.    

Add Lighting

Having curb appeal at night is almost as important as it is during the day. Most interested buyers will drive by the home at night to see if it looks as good in the dark as it did in the daylight. Having some warm lighting at the entrance by using decorative lanterns or solar lights will enhance the appearance of any front entrance.    

Use Large and Stylish Address Numbers

One of the most annoying things for me when I’m trying to find an address is having to slow down and squint to see the house number. A small house number can also take away from the overall look of the house. Be proud of that house number! Celebrate it! Use big stylish numbers to identify your house. You’d be surprised at how much of a difference this simple step can make.    

Minor Landscaping

Most of the time all a house needs in the landscaping department is some clean-up and trimming to give it that “fresh haircut” look. If you really want to make a good first impression then add some flowers with bright colors leading up to the doorway. This will help to set the mood for people right before they walk in.    

Replace The Hardware

If you haven’t changed out your front door hardware in a long time then I would strongly recommend that you get rid of that rusty door handle and replace it with a new one. Having a new door handle and maybe even adding a door knocker and kick plate will give your entryway that brand new feel to it.     

These subtle changes and tweaks to your front doorway won’t cost much money and the best part is that you can do it yourself in less than a weekend. How To Interview A Realtor – Video

Hiring the right realtor is crucial when listing your house for sale and it could save you a ton of headaches as well as thousands of dollars, so you don’t just want to hire the first agent that comes along. There are currently over 8,000 active real estate agents in Orlando and choosing the right one can get a bit confusing.

When interviewing an agent, you have to ask the right questions. The first question I would ask is, Do you work as a realtor full-time, or do you also have another job?

This is an easy one. If the agent tells you that they only work in real estate part-time, then you say “have a nice day…and move on to the next candidate. If they only work as a realtor part-time it means that selling your house won’t be a top priority for them.

The next question is actually a 3 part question
1- How many listings do you currently have?
2- How many of those listings are under contract?
3- How many houses have you sold in the past 6 months?

The answers to these questions will tell you how hard of a worker the agent is and what their average turnaround time is to sell a house.

If the agent only has a few listings or if they have listings that are several months old with no contract, then this is a sign of a lazy agent.

You want an agent that is a go-getter and someone who is determined to get the job done ASAP, NO MATTER WHAT.

Getting a clear picture of the realtor’s recent track record will give you a very good indication of what you can expect if they list your house.

Next question,…Do you have some references from past clients that I can call to ask about you?

This is absolutely one of the best ways to find out how you’ll be treated if you decide to list your house with them. A good agent will be happy to provide you with a list of past clients along with their contact info. If they have no references to present to you then something’s wrong.

In my 10 years in the Orlando Real estate business, I’ve never had a client who has told me not to use them as a reference. It’s simple, if you do a good job for someone, they’re always going to be happy to recommend you.

Next question,… Do you have a team or an assistant, or are you a one-person show?

A Top Orlando Realtor will always have a team or an assistant at the very least. There are a million details that a successful realtor has to deal with on a day-to-day basis and if they have to handle every tedious detail on their own, then they aren’t good at managing their time. Or they have too much time on their hands. Neither of these scenarios is a good one.

Next question,… How will you market my house other than putting it o the MLS?

The majority of Orlando real estate agents will list the house on the MLS and…that’s about it. They’re done! They wait for someone to submit a contract and if no one submits a contract then they just keep waiting until someone does.

There are soo many effective ways to market a house in addition to putting it on the MLS. Here are some examples of some of the things we do.

Video marketing [that’s where we create a professional video of the home], social media marketing, We blog about it, target marketing with postcards, email campaigns, press releases, Open houses… it goes on and on.

It’s important that a realtor use every single tool in their toolbox to get that house sold for top dollar in the least amount of time.

If you ask these questions when interviewing a realtor, then you will know exactly what they’re about by the answers that they give you. Also, don’t interview just one or two agents, I recommend that you interview at least 3 agents and pick the one that you feel the most comfortable with.
