7 Simple Steps to do Before Selling Your Orlando Home

Owning a home means that you are constantly doing maintenance as well as home improvements. There’s always something that needs to be repaired, replaced, or touched up. It’s lucky for us that these things happen at different times throughout the year, although sometimes it feels like everything happens at once.      Personally, I tend to procrastinate on the small things until there’s a whole bunch of little things that need my attention. These little things typically don’t get done until my wife decides to have people over the house. It seems that once I have a deadline for my to-do list, everything gets done on the same day.


When you’re selling your Orlando home, however, you should keep it in tip-top shape at all times, even the little things. Research has shown that you will not only get more money for your home but it will actually sell faster if you follow the steps that I’m about to outline for you below.  

1- Cleaning and De-cluttering: This is absolutely the most important thing you can do to improve the overall appearance of your home. As a matter of fact, if you can only do one thing on this list, this should be it. It’s hard for buyers to see themselves living in the home if it’s filled with wall-to-wall stuff everywhere. I would start by moving any large items into the garage that are making the house look smaller or just seem out of place or in the way. After the big stuff is gone, it’s time to clean like you’ve never cleaned before. I’m not talking about your routine cleaning, I mean deep cleaning everything including cabinets, walls, carpets, ceiling fans, fixtures, and whatever ever else can be cleaned.    Removing personal items like family portraits is also a good idea so that potential buyers can envision how their things will fit into a space. Also, you should lock up any guns, medicine, and valuables. Assume that every door and every drawer will be opened up by a stranger.    

2- Maximize Your Curb Appeal: That old saying ” never judge a book by its cover” doesn’t apply when selling Orlando real estate. One saying that does come to mind however is “the perception is the reality”. That means that whatever people perceive to be real is actually real to them.   The front door should make a statement by looking sharp and freshly painted with a color that pops. Keep your lawn and shrubbery perfectly trimmed and plant a few colorful flowers near the entrance. You should also pressure wash the entire house if possible or at the very least, the front.    

3- Fix It If It’s Broken: Assume that a prospective buyer will notice every detail. Don’t leave anything to chance, fix that leaky faucet or cracked window. If buyers notice that little things are in disrepair, they will automatically assume that the regular home maintenance has been neglected. The last thing buyers want is to move into a home and then have to make a bunch of small repairs to it. You should also take into account that buyers will tend to overinflate the price of repairs which may cause them to put in a lower offer.

4- Fresh Paint: There’s nothing like a fresh coat of paint to give your home a facelift. The painting will give you by far the biggest bang for your buck. It’s relatively cheap and makes the biggest impact on the overall appearance of your home. Stick to neutral colors like white and off-white. This will give it a clean elegant look and can be easily painted over by the new buyers if they wish.    

5- Make It Smell Good: Sometimes real estate agents will bake fresh cookies during an open house so that when you walk through, it makes you feel warm and fuzzy inside. You don’t have to go that far or you’d be baking cookies every time there’s a showing. You should, however, make sure that there aren’t any undesirable smells in the air like animal odors. Make sure that the house smells fresh and remove any evidence of pets like litter boxes, pet beds, etc if at all possible. It’s also a good idea to take the pets with you during showings. If that’s not an option, then I would suggest keeping them in the garage or a  crate during showings.

Cigarette smoke is also a big one. I’ve had clients not like a house solely because it smelled like cigarettes. If someone in the house is a smoker, I would highly recommend telling them to smoke away from the home from now on. Smoke tends to attach to curtains furniture and carpet. Unfortunately, getting smoke odors takes a lot more work, like having your carpets, furniture, and curtains shampooed. 

6- Windows: You don’t need to replace your windows unless they’re in bad shape. You should at least make sure that they are spotless inside and out. The same goes for the blinds and curtains. If they are in rough shape, consider replacing them or if you can’t afford it, just remove them together.

7- Lite Staging: This is an important one. I’m not saying that you should hire a professional stager to come in and re-furnish your whole house for the purpose of selling it. As an Orlando listing specialist, I also have experience in staging homes by using the existing furniture and other items in your house to make it look its best for potential buyers.

2015 Tips For De-Cluttering Your Orlando Home

With the introduction of the new year, resolutions are in full swing. It’s also the best time of the year to do a massive cleaning and de-cluttering of your Orlando home. For our family, the means to donate old toys, outdated furniture, and other objects so that we can utilize the extra space in each room. It’s actually something that I really enjoy doing because it gives me that sense of a new beginning. I don’t know what you’d call the opposite of a hoarder, but that’s me [out with the old, in with the new!].

For some people, however, this can be a painful process. Just the idea of cleaning out those daunting cabinets, closets, and drawers can make them want to run for the hills.

6 Step Guide To De-Cluttering Your Orlando House With No Stress

  1. Don’t Try to Do it All at Once! This will make the task seem overwhelming and impossible. Pick the room that’s the most cluttered in the house and start de-cluttering, one room at a time. I like to start with the biggest items and work my way down to the small stuff. You can put the things you want to keep in a storage facility or your garage and donate everything else. You will see that once you get started it’s kind of hard to stop (It is for me anyway). The more you get rid of, the better you feel.
  2. Decide What Stays and What Goes. When moving the things back into the room after cleaning, it’s a great time for you to ask yourself; does it stay or is it history? Bring the items back into the space one at a time.
  3. Get Organized! When clearing everything output similar items together in a box. This will allow you to take inventory and get rid of unnecessary duplicate items scattered throughout the house.
  4. Stay Organized! When you’re to start putting things away, make sure that you place things in a location that makes sense. For items that you use day-to-day, put them in a location that’s easy to access. For other items that may not get used that often, maybe a high cabinet space or in the closet. Having a specific place for the items you wish to keep will prevent things from ending up all over the house again.
  5. Don’t Procrastinate! Once you’ve figured out what gets thrown away and what gets donated then either throw it away or take it to the donation box immediately. Don’t put it off, the sooner you get that stuff out of your house and clear from your mind the better off you’ll be and you’ll have a better of preventing clutter from returning
  6. Clutter Prevention. It’s a good idea to not purchase items unless you need them. If you’re like my wife, then you love a good bargain and sometimes it’s hard to resist getting a good deal on something,…even if you don’t need it! Take a moment to think about where you will put it in your home, will you really use it? Where will you store it? I the answers don’t make sense, don’t make the purchase.

The key to keeping you’re home de-cluttered is to keep things organized by creating a system that enables you to keep your home free from clutter every day. Once you’ve committed yourself to be clutter-free, you’ll feel better and actually be healthier. If your home is free of clutter, then your mind will be able to focus with less effort for maximum production.

These days there’s more competition for home sellers than ever. To stay ahead of the competition sellers would be wise to utilize the most cost-effective ways to improve their homes making them more attractive to potential buyers.

Typically, there are 2 categories that home improvements fall into. There is the kind of improvements that you do because it’s something personal to you that doesn’t necessarily increase your home’s value, and there are the improvements that you do with the sole purpose of increasing your return on investment.

There are other factors that affect property value that you can’t control like the state of the current housing market in relation to the timing of your sale. Following are some suggestions that will be helpful to you when getting your Orlando home ready for sale.

Clean and De-Clutter

As an Orlando Listing Agent, it’s routine for me to ask my sellers to clean, de-clutter, and organize their homes prior to putting them on the market. This is also the absolute best home improvement you can do for the highest return on your investment. It doesn’t cost much to get some cleaning supplies and get to work.

Move any pieces of furniture that can make the room feel smaller and get rid of as many personal items as possible. Potential buyers want to picture what it will feel like when they live in the home so show them a clutter-free and clean space and let their imagination do the rest.

 Fresh Paint

Coming in at number 2 on my list is new paint. This is hands down the most cost-effective way that a homeowner can make the biggest impact on the appearance of their home without breaking the bank. I advise all listing my clients to fill in any cracks or dents on the walls as well as any minor drywall repairs that need attention before hitting the walls and ceiling with a fresh coat or two of paint.

It’s also a good idea to stick with neutral colors whenever possible. Just because you like super bright and flashy colors, it doesn’t mean the rest of us to do. By using wites and off whites, you can’t go wrong with any buyer. These colors are not offensive and can easily be painted over without too much work.

Landscaping

The first thing a potential home buyer sees when driving up to your house is the landscaping. I’ve had times when I go to show clients a house and when we pulled up to the property, they decide they don’t want to go in just based on what they see outside.

Most of the time, all it takes is a bit of trimming, mowing, and weed pulling to give the home a landscaping facelift. Trim the bushes below window height, prune overgrown trees and shrubs, plant a few annuals for color, and mulch in the beds. You’ll be surprised at what a huge difference this can have on your home’s curb appeal.

We can easily continue on with other home improvements like kitchen and bathroom remodels, new flooring, etc. However, these improvements can be very costly and this article is about “low-cost” improvements so I will end it here.
