Now, are you ready to invest? Here are a few tips:

1.       Remember all investments involve risks. Weigh the pros and cons. Make intelligent choices. Seek help. Trust your instinct. Don’t let the risks scare you from a potential investment but be prepared and responsible for the consequences.

2.       Research. A good way is to obtain information from property management companies. Real estate brokers are good as well, they can advise you on the real estate market of your targeted area.

3.       Know your market. You must buy property according to your requirements and target customers/buyers/renters

4.       Forecast. Think ahead. Keep an eye on lucrative property markets. These usually cost so low before they hit a high when they become in demand or popular. Think of areas where highways, malls, schools, and potential housing units are planned – lock your eyes there.

5.       Assets. Before you buy, make sure it has potential for growth or value. Economic and social factors are weighed in. Do you see the neighborhood getting better? Think about those things.

SunRail Access Makes an Entry into the World of Orlando Real Estate Amenities

The brand new commuter line covering 31 miles, SunRail is all set to begin service in less than 6 months. However, a handful of Orlando realtors have already started to use SunRail along with their real estate listings in Orlando. Realtors in and around Orlando and other parts of Central Florida have started listing proximity to the SunRail station as one of the amenities to advertise their property.

Expectations from SunRail

 A large number of Orlando realtors are of the opinion that the billion-dollar rail line is likely to drive up the value of Orlando real estate prices in and around the areas where the SunRail stations are located. Many realtors are also expecting that the new commuter rail is also likely to increase sales in Orlando. However, market research has shown that the new transit line may not have a significant impact on real estate prices. But, the realtors are hoping for the best as earlier case studies and reports have suggested that commuter lines play a role in real estate prices. However, the rate of acknowledgment may depend greatly on the type of rail line.

Mixed reactions

 While the realtors seem to be highly optimistic about the SunRail commuter transit, the market researchers have been skeptical if the SunRail would lead to any rise in the cost of real estate. One of the researchers, Mike Duncan suggests that commuter rail stations that include spacious parking lots are generally meant for commuters that live farther away from the station. He also says that these type of Par and ride type of facilities generally have a tendency to have an impact on properties that are in close proximity to the stations.

However, he also suggests that prices of properties located in close proximity to other kinds of transit systems have a tendency to increase once the new system has been announced. As a result, once the transit system is in full function, the prices may experience a rise depending on the market conditions and the scope for further development. In concurrence with Duncan’s findings, real estate agents in and around Orlando have not yet observed any sales driven by the prospect of proximity to the SunRail station as of now. In addition to this, people are also concerned about the noise and other dangers involved in living in close proximity to a rail station.

Hunters Creek, FL – My Favorite Neighborhood

Hunters Creek

Hunters Creek is a great place to raise a family. As a matter of fact, in 2011, the writers at both “CNN/Money” as well as “Money” magazine were soo impressed with Hunters Creek as a neighborhood that they both ranked it the 21st best place to live in the whole US on their top 100 list.

The criteria that was used to make this determination included housing, education, financial, quality of life, weather data and also leisure and culture.

Because I live and work in Hunters Creek, I can tell you first hand that Hunters Creek absolutely backs up all the hype and in my opinion, it should be even higher on that list of the best places to live in the US. I’ve always found it impressive how the planners were able to fit so many great things into one neighborhood. From the A schools to the parks and nearby shopping all nestled in untouched conservation areas that are home to just about every species of Florida wild life.  

Housing in Hunters Creek

Because of my profession as an Orlando real estate Broker, I’m very familiar with the Hunters Creek real estate market. Even through the housing market of 2007, Hunters Creek didn’t suffer as much as some other less desirable Orlando neighborhoods. And having sold hundreds of Hunters Creek homes throughout the years, I can tell you that whenever I get a listing in the Hunters Creek area it won’t last for very long. Hunters Creek property values are almost back where they were back in 2006 mainly because it seems that everyone wants to live here… I can’t say that I blame them.

One of my favorite things about this neighborhood is that I can walk both of my sons to an A rated elementary to school every morning. Then once they’re ready for middle school, it’s only just a few more blocks away.

entertainment. Another popular event that’s just around the corner is “Hunter’s Creep Nights” haunted house and hayride. This is a Halloween activity where kids can go through a haunted house as well enjoy a scary hay ride throughout Osprey Park. The event also allows children from the community to not only participate and be part of the haunted house but also constructing it.
