Orlando Short Sale Client Testimonial VIDEO

“Jenny Zamora worked very hard to get our Orlando property sold through a short sale. She is obviously an expert in the process and is familiar with the requirements and regulations that need to be followed.

Unlike other realtors I have used in the past, Jenny responded immediately every time I had a question or wanted an update. I never had to wait for an answer.

Jenny and her team got my short sale done and I was able to move to another house immediately.

Jenny and her team come with my highest recommendation. You will not be disappointed. Thanks, Jenny!”

Orlando Realtor – Seller Series part 6

I hope you’ve enjoyed reading our 6 part seller series thus far. This final edition of the series goes over what to do when the time finally comes to move out.
Moving is just as exciting as it is stressful. Your Orlando Realtor should be able to ease the stress by providing you with some insight on how to make the move go smoothly and stress-free as possible. Here are some tips that will help you get ready for moving day.

You can choose to do the work yourself by renting a moving truck and enlisting the help of friends and family, or you can hire a professional moving company to do all the heavy lifting for you. Ask your real estate agent to provide you with a list of their preferred vendors.

Whether you decide to hire a moving company or not, you should be ready with all the necessary materials for packing. Things you will need include boxes, tape, and lots of packing material for breakable items.

Don’t wait until moving day to start packing boxes! Everything that goes in boxes, should already be in boxes on moving day. This is also a great time to get rid of unwanted items that you can sell, donate or throw away.

Mark each box with a permanent marker so you know exactly what’s inside when you get to your new home. It’s a good idea to write “fragile” on boxes containing breakables, especially if you’re using a moving company. Whether you hire a moving company or not, make sure that you’re there to supervise the move because no one will care about your stuff more than you do.

If you decide on moving yourself, you’ll have to rent a truck. Don’t pick the first company you find. You should shop around to compare which company has the best rates. Sometimes you can get better rates during the week as opposed to the weekends.

Another alternative to using a moving truck is a portable storage unit. Once you’ve packed all your belongings inside of it, the company will move the unit to your new home.

Orlando Realtor- Seller Series part 4

In this week’s edition of the 6-part “Orlando Realtor Seller Series” we over some tips for staging a home properly for maximum profit in the least amount of time without breaking the bank.

By properly staging a home before a showing, it can increase your net profit at the closing table. There are some rooms that are more important than others in the home staging process. It’s also important to spend whatever budget you have for staging on items that will give you the highest “return on investment” or [ROI].

Homeowners wanting to sell, shouldn’t start spending money on staging a home without first consulting with an Orlando Listing Specialist.

Following are some simple tips that you can implement right now.

The first thing you should do is clean and de-clutter the home. Move any furniture or personal items that can make the home look smaller into the garage or storage facility. Just this step alone can make a huge difference in the overall appearance of the home and doesn’t cost much to get done.

To enhance the curb appeal of a home, the best thing to do is start with touching up the exterior paint if needed. Your paint color can be matched at any paint store so you shouldn’t need to buy much if you’re only touching up. The landscaping is also important for curb appeal. I’m not saying to spend thousands on new landscaping, usually, all it takes is keeping the lawn mowed and then trimming the trees and bushes. You never get a 2nd chance to make a first impression so make it a good one!

Touching up the interior paint where needed is also a good idea before showing the property. In some rooms, you may even want to consider painting the entire room, especially if the paint looks worn or makes the room look dark and depressing. If the home is in need of an overall paint job, you may want to consider hiring a professional painter. New paint on a home always yields one of the highest returns on your investment when it comes to home improvement.

Adding some color with fresh flowers on showing days or a new welcome mat can also make the home look more appealing. These tips on enhancing a home’s appearance are low cost and easy to do.

By properly staging a home before showing it, not only will you increase your chances of selling it faster, but you’ll probably get more money at the closing table.
