Is the real estate market in Orlando Headed for Another Housing Bubble? There are a few reasons why the answer is yes, but what is the most likely reason? Several factors can lead to a housing bubble, including an imbalance between supply and demand. The Orlando real estate market is experiencing major growth, thanks to booming rental income. The city’s population is growing at a rate of 7.2% annually, and it’s projected to hit one million people in 2020. In 2019, there were only 1,923,000 people in Orlando. The rate of growth is even higher than the Bay Area, so this is a positive factor for the housing market. This means that rental prices are increasing in Orlando.

If Orlando’s housing market doesn’t recover, the next bubble may be the one that comes. Home prices in Orlando are rising at a very fast pace, with median prices at $335,000 and the median sold price at $237,000. This means that the housing market in Orlando is a seller’s market. With so little inventory, it is a seller’s market. With this in mind, it’s essential that you protect yourself and your home from a real estate bubble.

While the housing market is growing at a rapid pace, the real estate market in Orlando is growing faster than most other cities in Florida. This has made the area a very attractive investment opportunity for many people from around the world. Hunters Creek 5th Grader And His Dog Serving The Community

Matthew Conde, resident of Mar Vista in Hunters Creek has found a fun and constructive way to walk his dog “Jax”. Matthew says ” I’ve been walking him around the pond and he loves jumping in the water and picking up plastic bottles in the grass along the waterline. He kept bringing me the different objects that he found so now I have to bring a poop bag and a garbage bag!”. On a typical walk around the pond, Jax picks up between 3- 5 plastic bottles and other objects.

Matthew attends 5th grade at West Creek Elementary where he recently won 1st place in the school spelling bee. He’s an A student and is involved in several other activities like playing on a U-11 competitive soccer team for the Hunters

Creek Soccer Club. Matthew’s parents, who are both listing agents in Hunters Creek said that ” anything Matthew puts his mind to, he does well”. This is why when he came up with the idea of using his dog to help keep the neighborhood clean, they weren’t at all surprised.

“Jax” is a 10-month-old yellow Labrador Retriever who loves jumping in the water and playing fetch as most Labs do. Jax however, is more interested in retrieving plastic bottles and other objects out of the pond than he is in chasing balls. Matthew’s parents say that the 5th grader spends lots of time playing and training with the K9 on a daily basis. [right after he finishes his homework].

A Beautiful Day In Hunters Creek, FL. Come Join Me!

I wake up to a dense mist over the pond in my backyard, the only things I see moving are the deer grazing in the open field. It gives me the feeling of living deep in the forest as I notice the tops of the tall pines towering above. Throughout the day I get regular visits by a wide variety of native birds that swoop into the fish-filled pond to grab their meal for the day. This is a common sight to see in Hunters Creek, FL. my favorite neighborhood in the whole world. It’s a crisp and peaceful winter morning as bicyclists and joggers make their way through the many nature trails located throughout the neighborhood. 

When you live and work in a neighborhood where the quality of life can be seen just by peaking out the window or grabbing the morning paper, you have no choice but to feel fortunate and blessed. As my two boys [8 and 10] reluctantly wake up to eat breakfast, my wife and I get ready for our morning bike ride through Shingle Creek Trail. On the way to the trail, our 3rd and 5th graders join us for a few blocks until we arrive at their school, West Creek Elementary, an A school with an impeccable reputation.

As we continue on our journey to the trail we cruise through the Vista parks which include: 3 soccer fields, 4 basketball courts, a volleyball court, 2 playgrounds, gazebos, and two dog parks… all within a distance of 1/2 mile! My boys both play competitive soccer for the Hunters Creek Soccer Club which is ranked one of the top clubs in Central Fl. However, if soccer isn’t your child’s sport of choice, Hunters Creek also offers youth basketball, baseball, football, tennis, and even a volleyball league.

The community center located in Osprey park which is less than a mile from my house has so many amenities including recreational activities, classes, and programs for residents of all ages. And when the weather is nice, they have movies in the park on Friday nights where you can bring chairs, blankets, and snacks to enjoy popular family movies under the stars.

On our way back to the house my wife and I who is also an Orlando realtor decide to ride through the new development of “Hunters Point” formerly known as “Kailey’s Ridge” to see how the construction of the highly anticipated new subdivision is coming along. The area will consist of 127 homes built by “Surrey” and “Ryan” home builders. So far, the streets and sidewalks have been paved but no sign of the first foundation being laid yet.

At the end of the day we all head over to the Alehouse located at the Hunters Creek Villages, to take advantage of the weekly BBQ rib special that they offer to residents. We are fortunate enough to have a wide variety of great restaurants, bakeries, delis, frozen yogurt, and pizza places all within walking distance. If shopping is your thing, “The Loop” just 2 miles away has everything you could wish for in a mall including a state-of-the-art movie theater.

Although Hunters Creek was voted the 21st best place to live in the whole United States, in my book it’s #1. It’s obvious that enjoy Hunters Creek, the place I call home and I would love the opportunity to show you any of the limited amounts of homes that are for sale now as well as in the new community of Hunters Point. Retired Couple Buy Their Orlando Dream Home!

Couple Finds Their Orlando Dream Home in Hunters Creek

Living in New York most of their lives this retired couple had had enough of the cold and ready to live out their golden years in “The City Beautiful”. After spending time with their nephew who lives in Hunters Creek FL, and after several months of searching in other Orlando neighborhoods they decided that Hunters Creek is where they wanted to live and they were finally ready to shift into buying mode for that specific area.

When a buyer is only interested in one specific area it can be both good and bad from the realtor’s standpoint. The good part is that it doesn’t take long to do a search for all the homes that are available for sale in the area. The bad part is that it usually takes longer to find the perfect home for someone who is only interested in seeing homes in such a relatively small area due to a lack of inventory.

However, it seems that these buyers were being helped by some kind of divine intervention. Just days into showing these retirees homes that were for sale I received a call from a Hunters Creek homeowner needing to sell their home quickly. These distressed homeowners were six months behind on their Wells Fargo mortgage and have exhausted all means of trying to keep their home.

They were in need of completing an short sale on their home and with an approaching foreclosure date, they needed to get it done A.S.A.P. After Googling “short sale experts in Hunters Creek FL”, they found our company and hired us to complete their short sale. The next morning we met with them at home to collect paperwork, get measurements, photos and everything else we needed to get the ball rolling with the short sale. Although the home needed some work I felt it may be a good fit for our retired couple from New York so I brought them to see it that same night.

They fell in love with the Lakefront home in Calabay Cove. My concerns over the needed repairs disappeared when I found out that the buyer was a handyman and actually loved the idea of having something to do! We explained to the buyers that a short sale can sometimes be a lengthy process but they were willing to stick it out in hopes of getting a great deal on their dream home.

Although it was a bumpy road like most short sales, after three months of negotiating with Wells Fargo we received the short sale approval letter and the buyers were able to close on the home just 10 days after we received the approval. The final short sale price that was agreed upon by the lender was $278,000.00. Considering that the full payoff on this 4 bd rm 3 bd rm home was $470,000.00 the buyers were elated to finally close on their dream home….. I must admit that it was also pretty nice to make a double commission.
