The Income and business of Orlando Realtors is said to be growing after many years of decline, according to the 2012 national association of realtors member profile the median income of a realtor rose 2.3% to $34,000.00 in 2011, which is the first overall gain in over nine years. Licensed brokers typically earned $48,400.00 in 2011, while the median for a sales agent was $27,200.00.

My first reaction when I read this was shock and disbelief. Then I realized that many Orlando realtors only work part time as realtors. Agents that earn such a low income from buying and selling Orlando real estate have other obligations and other employment that has nothing to do with being an Orlando Real estate agent.

In my opinion, there is no way that you can be an Orlando Real Estate Broker part of the time and be successful. To be a successful Orlando realtor you have to absolutely love what you do. And if you don’t love it, guess what, your clients will know.

Personally, I can’t see myself doing anything else but being an Orlando Real Estate professional. I love Orlando and I love helping the people of Orlando with all their housing needs both Sellers and Buyers, especially distressed sellers that need are in need of an Orlando Short Sale Expert. There’s no greater satisfaction in this world than to know that you’ve helped someone to get out of a huge problem and get on with their life.

If you love being an Orlando Realtor, you’ll never work a Day in your Life

NAR [National Association of Realtors] members that have been in business for 16 years or more are averaging $50,200.00 per year…[16 years!!?]. To be a broker for 16 years and only making $50,200.00 doesn’t make much sense to me either. If you put all all of your effort into being a great Orlando realtor for that many years you should be making a much larger yearly income.

I think what happens to some agents is that they start losing their love for being a top realtor and they just stop trying their best. Once this happens in any occupation it starts getting to the point that you actually start hating your job and just kind of go through the motions as opposed to doing your job with passion and enthusiasm.

I personally have had agents working for me that I’ve seen this happen to. It doesn’t mean that they were bad people, it just means that they weren’t cut out to be a top Orlando real estate agent. Life is just too darn short to do something that you really don’t like to do.

Top Orlando Brokers and Agents

Orlando real estate Brokers and agents putting in over 60 hours per week earned around $81,000.00 per year with only 17% of realtors earning over $100,000.00 per year. These are the go-getters that put 100% of themselves into what they do and love every minute of it.

Being a super successful Orlando Realtor means living your life at a frantic pace and it seems you are being pulled in a hundred different directions because everyone wants a piece of you… It truly is a Great feeling!

Orlando Real Estate Agents are on the Move to in order to improve their earnings.

 Finding the best brokerage to work for proves challenging for Orlando Realtors

 

Top Orlando agents are always looking to maximize their earnings and sometimes this can mean switching to a another brokerage for a higher percentage split or a more desirable area. I went through the same thing myself when I first started my career as an Orlando realtor in 2004, working for several different brokerages until ultimately becoming abroker myself and starting my own company.

Orlando Real estate is an industry where it is common to see agents moving from brokerage to brokerage until they find the perfect situation for them to settle into, [which sometimes is never].  Most new Orlando realtors will usually stick with a brokerage for a while to see where it goes and if they’re not happy for whatever reason, it usually doesn’t take long for them to find another broker to hang their license with. Sometimes this will continue on for several years with some agents.
Just about every Orlando real estate agent will agree that the market has left its darkest days behind. So they want to be in the best position to enjoy the climb back up.  I can’t say that I blame them.
I believe that will we continue to see more and more agent movement as the Orlando real estate market works to fully turn the corner on the housing collapse of 2007.

Top Orlando Brokerages are always on the lookout for their area’s top agents so that they also can increase their earnings and make better commissions. The best realtors will always end up at a top brokerage sooner or later because they are mutually beneficial to each other which is why they are constantly seeking each other out.

The days of Low Ball Offers on Orlando Real Estate are Long Gone!

Buyers are realizing that they have to Pay the Price if they want a quality Orlando Property

Orlando Homebuyers have had the upper hand since 2006, but today’s reality tells quite a different story, sellers are back in the drivers seat. Prices of Orlando Realty have been rising steadily much like many other parts of Florida and inventory is way down.

The problem with some Potential buyers is that they have trouble accepting the market has changed and they continually miss out on good deals because they bid too low. These days you have to go above the asking price to get taken seriously, and even then you might not get the house you’re after.

Some buyers come into my office thinking that the Orlando Real Estate market is the same as it was in 2008 and 2009 when sellers were desperate to sell their homes. Sellers are no longer desperate and they know that they now have the upper hand. The days of submitting low ball offers are over.

A typical Orlando Seller considers a low ball offer to be anything below 90% of full asking price while on the other hand Buyers feel that offering 80-85% is a reasonable offer.

Orlando Buyers are starting to get the “Big Picture”.

Some people are the type to stick to their guns even if they’re wrong about something, however the majority of Orlando property buyers are starting to realize that if they want to get their hands on a quality piece of Orlando Realty, then they have to pay the price.

Orlando Homeowners Insurance Policies are getting cut left and right

Citizens Insurance is a Non-Profit state-run insurance company started in 2002 because of the fact that private insurance companies were leaving Florida due to the risk of hurricanes.
It used to be that when nobody else would cover your Orlando home or business, you could always go to citizens for a policy.  So when citizens sent out a letter to their policy holders late last year informing them that they would no longer be covering carports, screen rooms, patios, pool cages or awnings- expensive items to get fixed – many people were alarmed…Including me.
Even Florida based home insurance companies that we thought were Florida’s future are selectively cancelling policies in higher risk zip codes.

Here are the hard facts

  • State Farm is planning on cancelling 125,000 Home owners policies in addition to the policies they’ve already cancelled
  • Nationwide is dropping an additional 60,000 home owners policies
  • The number of people that report  that Homeowners insurance is too expensive is increasing by the day.
  • Newly formed home insurance companies just can’t keep up with all the policies being cancelled by the larger companies
  • It’s harder than ever for Floridians to find quality Homeowners Insurance at a reasonable rate.
  • Both Citizens and the Florida Hurricane catastrophe fund have reported their concerns about not having the cash needed to pay for a major Florida Hurricane.

Make Your Orlando Home Appealing to Buyers

Give Yourself the Best Chance at Selling your Orlando Home

If you’re trying to make your Orlando home a bit more appealing for a potential buyer, then there are some things that you should consider.  First of all, not everyone has the same taste as you and so that’s why you should keep it simple when staging your home to be sold.


Never leave things out like family photos, personal keepsakes, and treasured belongings. All of these items should be safely packed away which very often creates open space. Everyone loves open space, it makes the home feel bigger and people can get a better feel for the layout.


Believe it or not Orlando home buyers often make a decision within just seconds of seeing your home about whether or not they want to buy it. So remember that and picture your home through the eyes of your potential buyers. What impression do you get in the first 30 seconds?


Sometimes a neighbor can help you out with this. If you do ask someone to give you an honest opinion about the first impression they get of your home, don’t take it personal if they don’t like some of your choices as far as decorating, just listen.


Here’s a List of easy things you can do to increase your chances of getting a contract on your Orlando property

•    Remove all loose clutter inside and out.  When you walk up do you see children’s toys scattered across the front lawn or throughout the house? Get rid of it something as simple as clutter can be a deal killer.

•    Make sure your yard and landscaping looks as good as it possibly can. Overgrown trees ,  shrubs and grass are eyesores and it’s the very first look that they get at the home.

•    I think it’s always good to get a fresh paint job when selling a home. It makes a huge impact and is relatively inexpensive to do. If painting is not an option, at least touch up any spots that are chipped wore out or can’t be cleaned.

•    Remove any furniture that is causing the house to look smaller or that is in the way when you show a potential buyer your home. Most of the time less is more when it comes to bulky pieces of furniture that can absolutely change the look of a room.

•    Add artwork to long hall ways. You don’t have to buy artwork that costs thousands of dollars but, if your home has long hall ways, it’s nice to break up the monotony with some tasteful artwork. Use contrasting shades and hues to coordinate with the flooring. When you’re shopping for the artwork or borrowing it from a friend or your real estate agent or homestager, if possible bring swatches of the carpet or flooring and wall paint to match the artwork colors.

•    Make the kitchen a focal point. Whether they cook or not, the kitchen is of primary interest to many buyers. Winning over buyers with an appealing kitchen can often convince them that they must have the home. Make sure your appliances are clean, sparkling, and working. Return on investment in the kitchen is usually high and worth every penny, and more, you put into it.

•    The bedroom needs to look like a bedroom. It sounds funny, but many people use their bedroom for other things such as an office or storage. Boxes or newspapers are scattered or stacked in a corner. There’s no “ah” or sense of relaxation with that kind of room. So even if that’s how you’ve been living, understand that’s not how you should show a home.

Making your home more appealing means seeing your home through the eyes of your potential buyers. When you start receiving more offers than you know what to do with, you’ll be glad you did.
