Orlando Realtors Focus On Echo Boomers

These young Americans were born between the years of 1982 and 1995. They are following the “Baby Boomer” generation and are now at the age where real estate and housing is a priority for them. The idea of the”American Dream” looks very different for Echo Boomers than it did for their parents the “Baby Boomers”.

In the Old school way of thinking, owning a home was a top priority for young families. For some reason, there was an extra sense of security if you owned a home. Even though the bank was the real owner, having a mortgage statement with your name on it was something to be proud of.  

In my opinion, the Echo Boomers have the right idea. They have no mortgage commitment which gives them the freedom to pack up and move on whenever they feel like it. They also prefer to live in more social areas as opposed to living in the suburbs. In USA Today it is said that only 20 percent of Echo Boomers believe owning a home should be a top priority.

This young group is all about having freedom and let’s face it homeownership is about as far from freedom as you can get. 

Orlando Realtors Face New Challenges

The majority of this group will prefer to rent a home as opposed to buying. However, 20 percent of Echo Boomers will still pursue buying as a first option.  Because of the expectations of this new generation of home buyers, Orlando real estate agents will have to adjust and specifically appeal to what’s to this demographic.  Echo Boomers prefer to walk or ride their bikes whenever possible which means they are attracted to neighborhoods with nearby shopping, restaurants, trails, etc.

Another characteristic of this group is that they don’t like to stay at the same job for more than 2 years or so in order to survive, they need to be in a market that presents new career opportunities for them. Realtors targeting this group would be wise to embrace the same tools that they use to communicate these days, especially social media.

Chances are that when an Echo Boomer needs to hire a realtor, they will probably choose an agent that is active across the main social media sites.

Kailey’s Ridge Update

Floor plans and pricing for Kailey’s Ridge in Hunters Creek are being finalized by both builders and are expected to be ready within weeks. With the entrance roadway now paved, construction moves to the next phase of development. The builders (Ryan Homes and Surrey Homes) will each control 50% of the 134 homesites and are scheduled to begin construction on the actual homes by the end of September or the beginning of October of this year. The development will cover about 53.4 acres of land.

Home prices are expected to run between the 3 to 4 hundred thousand dollar range and provide buyers with top-quality residences with some very attractive and functional floor plans to choose from. The plan is also to provide a rural feel to the community for future residents which is why at least thirty percent of the new subdivision will remain protected and unspoiled.

 Hunters Creek Roadways Will Remain The Same

As a follow-up to my last article about Kailey’s Ridge “Kailey’s Ridge Underway Residents React”  Many residents will be very happy to know that the roadway leading into Kailey’s Ridge will not be connecting to any other road. The plan was to have the road connect to either Osceola Pkwy or International Drive. There were even plans to connect the road to 535! As a resident and realtor in Hunters Creek, I’m glad that the Hunters Creek Community Association would not allow this to happen. Developers agreed to pay the  $2,700.00 per lot in order to be part of the HCCA. There will be additional fees to pay by the builders as well as the homeowners as the development progresses.

Recently, top mortgage brokers in Central Florida were asked what their biggest challenges were in their industry. A few of them had this to say…

Some claim that the mortgage market still has ways to go before it fully recovers and that home sales are still below normal levels when you compare them to last year. Brokers feel that inventory levels still haven’t quite caught up with the demand. They went on to say that many people are still reluctant to buy because of the overall lack of confidence in the job market.  All of these factors have a tremendous impact on home purchases in Orlando. Some believe that there is a building demand from new families as well as baby boomers that want to move into a smaller space to begin their retirement.

A mortgage broker’s role is to help their clients understand the entire process involved with a mortgage and how to make sense of it so that they can become homeowners or refinance their existing mortgage. A New Appreciation For Living In Orlando

There’s nothing quite like taking a long road trip with your family in the Summertime. We left Orlando at about 10 pm. A quick stop at my sister’s house to drop off the dog and we were bound for our nation’s capital. I hadn’t been there since I was a kid so it’s great to have the chance to create some new memories with my own boys. We saw the White House, Lincoln memorial, countless museums, and the Capitol building just to name a few. For some reason, the Lincoln Memorial made the hairs on the back of my neck stand up. 

Our next stop was New York City. There we saw the Statue of Liberty, Time Square, and The new Freedom Tower, and no trip to New York is complete without a visit to Coney Island. We had an amazing time and created memories that will last a lifetime. But I can’t help to use what’s probably the oldest quote in the book of quotes. “It’s a nice place to visit but I wouldn’t want to live there”.

Between the dirty streets, overcrowded sidewalks, and smelly subways, I have never been more ready to come home from any visit anywhere. There’s nothing like a vacation in a big city to make you appreciate living in a beautiful place like Orlando.

 What really sets us apart are the great communities that we have here. We really do have it all… perfectly manicured parks for the kids, beautiful lakes, wildlife, etc. Also, in addition to being surrounded by endless natural beauty just minutes away, we have access to the best amusement parks in the world. What more could you ask for?
